A massive new 55+ community is coming to Galveston Bay. Minto Communities has announced plans for Latitude Margaritaville Galveston Bay, a 3,500-home active adult community in Texas City. The development will mark the first Latitude Margaritaville community in Texas, with the sales center and model homes expected to open in the first quarter of 2028.
The Latitude Margaritaville concept first launched in 2017 in Daytona Beach, Florida, inspired by Jimmy Buffett’s laid-back, coastal lifestyle. Designed specifically for active adults age 55 and older, the communities typically feature resort-style amenities such as pools, entertainment venues, lounges, wellness spaces, fitness facilities, and areas for socializing and working.
The Galveston Bay development will span approximately 1,318 acres between State Highways 3 and 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou. The Texas City Commission has approved the Planned Unit Development and Development Agreement for the project.
With its location near Galveston Bay, the community is expected to focus heavily on waterfront living, recreation, entertainment, and the relaxed atmosphere associated with the Margaritaville brand. Developers say the goal is to create a neighborhood where residents can enjoy an active, social lifestyle that feels like a permanent vacation.
The project is also expected to have a significant economic impact on the surrounding area. Minto Communities estimates the development could create approximately 1,742 permanent jobs and generate around $68.8 million in annual labor income throughout Galveston County.
