Houston ZIP Ranks Among Nation’s Fastest-Growing

As Texas continues to experience rapid population growth, the demand for housing is transforming communities throughout the Houston metropolitan area. A recent RentCafe study highlights several Houston-area ZIP codes that have undergone remarkable expansion over the past decade, with Fulshear earning a spot among the nation's five fastest-growing new neighborhoods.

Fulshear's 77441 ZIP code claimed the No. 4 position nationwide, while neighboring communities in Katy and Richmond also secured places on the list of America's 50 fastest-growing emerging neighborhoods.

The study examined population trends and housing development across approximately 32,000 ZIP codes nationwide, identifying communities that experienced at least a 51 percent increase in housing inventory between 2014 and 2023. Texas stood out as a leader in residential expansion, accounting for 17 of the 50 fastest-growing neighborhoods in the country.

Fulshear Experiences Explosive Growth

Fulshear has undergone an extraordinary transformation over the past decade. According to the study, housing inventory within ZIP code 77441 increased by an impressive 391 percent, while the population surged by approximately 482.7 percent.

In 2014, the area was home to just 5,647 residents and contained approximately 2,163 housing units. By 2023, the population had climbed to more than 32,900 residents, and the number of housing units had expanded to 10,615.

Located along FM 1093 and extending toward FM 1463, Fulshear has become an increasingly desirable destination for homebuyers seeking suburban living while maintaining access to Houston's major employment centers.

Situated approximately 30 miles west of downtown Houston, the community offers convenient access to employment hubs such as the Energy Corridor and Texas Medical Center. Its combination of residential development, accessibility, and suburban appeal has helped fuel its impressive growth.

Katy and Richmond Also Make the List

Two additional Houston-area communities earned national recognition for their significant expansion.

Katy's 77493 ZIP code ranked No. 25 nationwide, reflecting substantial growth in both residential construction and population. Between 2014 and 2023, the area's housing inventory increased from approximately 8,200 units to 20,552 units. During the same period, its population grew from 24,577 to 62,264 residents.

Meanwhile, Richmond's 77407 ZIP code secured the No. 45 position, recording a 123 percent population increase over the decade. The number of residents rose from 11,350 to 25,284, while housing inventory expanded by 132.4 percent.

Richmond's growth has been supported by ongoing residential development, including a significant increase in apartment construction to accommodate the area's expanding population.

Houston's Suburbs Continue to Attract New Residents

The impressive growth recorded in Fulshear, Katy, and Richmond highlights the ongoing expansion of Greater Houston's suburban communities. As more residents seek housing options outside the city's urban core, these areas have experienced substantial investment in new homes, multifamily developments, and supporting infrastructure.

For homebuyers, these expanding communities offer opportunities to explore newer residential developments and a variety of housing options. For homeowners and real estate investors, the findings demonstrate how dramatically Houston's suburban landscape has evolved.

While past population and construction growth do not necessarily guarantee future property appreciation, the study reinforces the Houston region's position as a significant center for residential development and community expansion.
