Luxury Twin Towers Break Ground in Houston’s Upper Kirby

Houston’s Upper Kirby neighborhood is preparing for a major transformation as Nashville-based Southern Land Company (SLC) begins construction on an ambitious luxury mixed-use development. The project will introduce upscale residences, premium office space, restaurants, and modern amenities to one of Houston’s most desirable districts.

Located between West Alabama Street and Westheimer Road, the development will feature two interconnected towers known as 2811 Kirby Drive and The Lily River Oaks. Together, the buildings will encompass approximately 953,000 square feet, creating a destination designed to blend residential living, business, and entertainment.

A New Standard for Luxury Living

The centerpiece of the development, The Lily River Oaks, will rise 38 stories and feature 331 luxury rental residences, including 18 exclusive penthouses.

Residents will have access to an impressive collection of amenities, including indoor and outdoor rooftop spaces, a seventh-floor garden deck, a residential spa, guest suites, and a state-of-the-art fitness center. The fitness facilities will also be available to tenants of the neighboring office tower.

Designed with comfort, convenience, and sophistication in mind, The Lily River Oaks aims to deliver an elevated residential experience in the heart of Houston.

Premium Office and Dining Spaces

Alongside the residential tower, 2811 Kirby Drive will stand 10 stories tall, featuring four floors of Class AA office space totaling approximately 107,000 square feet.

Stream Realty Partners, which is collaborating with Southern Land Company on the development, will oversee office leasing.

Both towers will connect through a shared parking podium, with approximately 15,000 square feet of ground-floor restaurant space. The addition of new dining options will further enhance the neighborhood's walkability and appeal.

A Landmark Addition to Upper Kirby

The project represents another major investment in Houston's rapidly evolving luxury real estate market. Southern Land Company envisions a vibrant destination where residents, professionals, and visitors can seamlessly live, work, and socialize.

The development also expands the company's growing presence in Texas, joining projects in McKinney, Dripping Springs, Fort Worth, and other Dallas-area communities.

The design and construction team includes Solomon Cordwell Buenz (SCB), serving as architect and interior designer; Kimley-Horn, overseeing civil engineering; and DeSimone Consulting Engineering, handling structural engineering. Southern Land Company is leading the project's landscape architecture and horticultural design.

What This Means for Houston Real Estate

The arrival of 2811 Kirby Drive and The Lily River Oaks reflects continued investment in Houston's luxury residential and commercial sectors. With its central location, upscale amenities, and combination of residential, office, and restaurant spaces, the development is expected to add another distinctive destination to Upper Kirby.

Construction is scheduled for completion in 2028, bringing a new chapter of luxury living and mixed-use development to one of Houston's most established neighborhoods.
