This summer has definitely been an interesting one for the Lakewood Grove housing market. We've seen the most homes listed for sale that I can ever recall in the area. Many people have reached out, asking why there's been such an uptick in listings.
Let me clarify: there isn’t one singular reason. Sellers aren't acting on some unknown trend; rather, a variety of personal factors are at play. Common reasons people are selling include:
Downsizing or upsizing
Job relocations
Desire for newer, more updated homes
Life changes such as death or divorce
This is largely tied to current mortgage rates, which are much higher than in previous years. With these increased rates, affordability has dropped, meaning fewer buyers are able to purchase as much house as they would have previously. When demand drops, supply naturally increases, and with that, we’re seeing many price reductions.
We’ve also noticed a rise in inventory across the board, not just in Lakewood Grove.
When comparing August of last year to August of this year, we saw a slight increase in the average sales price. However, it’s important to note that last summer didn’t have as many transactions, so the data pool is a bit smaller. Another key observation is that homes are sitting on the market longer. This is primarily because buyers have more options right now, and they can afford to be more selective.
The Good News for Sellers
Interest rates are expected to decrease, with the Federal Reserve meeting in mid-September. Additional rate drops may follow, especially after the elections.
When rates drop, buyer affordability will increase, allowing them to purchase higher-priced homes.
Seller's Strategy
In today’s market, it's absolutely essential to price your home correctly from the start. Additionally, ensure all necessary repairs and home projects are completed before listing. Buyers are looking for move-in-ready homes, and they have the luxury of being picky due to the larger inventory.
Market Outlook
August and September are traditionally slower months in real estate, as families settle into their new homes and adjust to school schedules. Even so, our listings in Lakewood Grove are still attracting significant interest, and homes are going under contract. This shows that people want to live in this neighborhood—just as much as we do!
Lakewood Grove is a great place to call home, and it’s no wonder others feel the same way. Right?
