Houston Is Booming With New Rental Homes

April 22, 2025

If you're renting or thinking about buying your first home, there’s good news out of Texas — especially for those who want the space of a house without the long-term commitment (or cost) of a mortgage.

A new report from rental listings site Point2Homes shows that Texas is leading the nation in the construction of single-family homes built specifically for rent, and Houston ranks No. 5 nationwide for the most build-to-rent (BTR) homes expected in 2025.

So, what exactly is a build-to-rent home? These are standalone or semi-detached homes in professionally managed communities — no neighbors above or below, often with private garages, and more square footage than your typical apartment. Basically, it’s a house made for renters who want more space, comfort, and flexibility.

In the Houston metro area, 4,613 of these homes are expected to be built next year. While the city of Houston itself will add 326 units, surrounding suburbs are where most of the action is happening:

  • Cypress: 1,007 units

  • Rosharon: 922

  • Hockley: 466

  • Montgomery: 342

  • Fresno: 320

  • Katy: 266

  • Pearland: 192

  • Baytown: 164

  • Atascocita: 162

  • Texas City: 151

  • Tomball: 148

  • Fulshear: 147

This construction surge is part of a larger trend: Texas has over 21,800 BTR homes currently being built or planned for 2025, driven by high demand for affordable housing alternatives. Experts say this boom is fueled by a strong job market, remote work flexibility, and rising homeownership costs.

Doug Ressler, senior analyst at Yardi Matrix (Point2Homes’ parent company), explains that many people—especially Millennials and Gen Z—are turning to BTR homes as a way to avoid high property taxes and mortgage rates, while still enjoying the perks of suburban living. In fact, renters can save around $1,000 per month by choosing to rent a BTR home instead of buying a starter house.

“These homes are perfect for people who want space and privacy, but aren’t ready to commit to buying,” Ressler said. “They’re also a smart choice for those who want to stay near the city without sacrificing affordability.”

Houston isn’t alone in this trend. Here are the top 10 U.S. metros building the most new single-family rental homes in 2025:

  1. Phoenix, AZ – 13,113 units

  2. Dallas, TX – 8,470

  3. Atlanta, GA – 7,160

  4. Charlotte, NC – 5,246

  5. Houston, TX – 4,613

  6. Austin, TX – 4,313

  7. Orlando, FL – 3,164

  8. San Antonio, TX – 2,994

  9. Raleigh, NC – 2,863

  10. Huntsville, AL – 2,482

Whether you're saving for a future down payment or just looking for a bit more breathing room than your current apartment offers, Houston’s growing BTR market is opening up new opportunities. It’s a great time to explore your options — without the pressure of buying in a high-cost market.
