As the summer heat intensified in June, so did the changes in the Houston housing market, marking a shift from previous trends. The latest data from the Houston Association of Realtors (HAR) reveals a notable cooldown in home sales compared to the same period last year, alongside an increase in available inventory, offering prospective buyers more options.
June 2024 marked the second consecutive month of declining home sales in the Greater Houston area compared to the same period last year. Single-family home sales dropped by 11.6 percent year-over-year, totaling 7,718 units, down from 8,729 units in June 2023. This decline coincided with a notable increase in housing inventory, which rose by 33.8 percent compared to last year, providing more options for potential buyers.
Despite the slowdown in sales, the average price of single-family homes saw a modest increase of 0.8 percent, reaching $432,090, while the median price rose by 0.7 percent to $345,500. This pricing stability suggests resilience in the market amidst fluctuating demand.
All segments of the housing market experienced declines in sales volume, with the luxury segment ($1 million+) particularly affected, seeing a significant 19.4 percent decrease compared to June 2023. Conversely, homes priced between $500,000 and $1 million exhibited the smallest decline at 5.8 percent, indicating varied market dynamics across price points.
The supply of homes on the market expanded significantly, with the months of inventory increasing from 3.0 to 4.3 months year-over-year. This surplus marks the highest inventory level in over a decade, indicating a shift towards a more balanced market where neither buyers nor sellers hold a distinct advantage.
Affordability remains a critical concern despite increased inventory, influenced by higher mortgage rates and elevated home prices. Many potential buyers are adopting a cautious approach, opting to rent or delay purchasing decisions amidst economic uncertainties.
The townhouse and condominium segment also experienced a downturn, with sales decreasing by 19.9 percent year-over-year. Despite the decline in sales volume, average and median prices for townhomes and condominiums continued to rise, reflecting localized demand patterns amidst broader market adjustments.
The Houston housing market in June 2024 reflects a period of adjustment characterized by cooling sales, expanding inventory, and stable pricing trends. While challenges persist, including affordability barriers and economic uncertainties, the market's resilience and evolving dynamics provide opportunities for both buyers and sellers to navigate and strategize effectively.
