The 2026 Southern Living Idea House is now open for public tours in Fredericksburg, bringing the magazine’s popular showcase-home series back to Central Texas.
Located in Friedën, a planned community about three miles from downtown Fredericksburg, the approximately 4,000-square-foot home highlights current Southern design trends while drawing inspiration from the surrounding Hill Country. The broader community is expected to eventually include hundreds of custom homes along with retail, offices, multifamily housing, trails, lakes, and green space.
This year’s Idea House is a contemporary farmhouse featuring limestone, warm brown siding, a dark metal roof, expansive windows, multiple porches, and a backyard fire pit. The design also includes a private casita inspired by Fredericksburg’s historic Sunday houses, giving the home a distinctive local touch.
Inside, three Texas designers contributed to the home’s overall look, blending traditional Southern style with more modern finishes. Highlights include a sophisticated kitchen with dark wood cabinetry, brass accents, statement stone, and a large gathering island, along with bedrooms featuring exposed beams, scenic wallcoverings, layered textures, and classic furnishings.
The annual Southern Living Idea House program has been showcasing homes across the South for more than 35 years, bringing together architects, builders, designers, and landscape professionals to explore regional style and evolving design trends.
Public tours are available through December 20 at 518 Interlaken St. in Fredericksburg. Tours are offered Thursdays through Saturdays from 10 AM to 5 PM and Sundays from noon to 5 PM. Tickets are $44, with a portion of proceeds supporting several local nonprofit and preservation organizations.
Southern Living is also hosting special event weekends throughout the tour season, including automotive experiences and a Holiday Classics weekend scheduled for December 4–6.
